Lately I've noticed that many buyers are feeling overwhelmed by the multitude of home choices available to them.  And, they seem tentative to pull the trigger on a home purchase.  Everyone wants the best deal possible on their home purchase, so we hestitate and look again and again.  What buyers may not realize, however, is that now is the time to buy!  According to Time Magazine, even if home prices continue to fall, as the economy recovers, the cost of financing a home may increase and wipe out your advantage.  Check out the article at http://nsbbor.getlamps.net/documents/Time%20Magazine%20article.pdf

It compares buying a home today at $218,900 with a 5.5% rate versus buying a home 12 months from now at $197,010 at 6%.  The $21,890 savings in the sale price looks like a killer deal, right?!  But, the monthly payments will be the same, so you save absolutely nothing.  Except you've waited a whole year living someplace you'd rather not be and postponing the growth of your wealth.  And if the market stablizes, sellers may be less willing to negotiate.

That doesn't mean you shouldn't strive for a great deal on a house.  And the deals are out there!  What it means is that now is the time to find the best deal that works for your family, and then strike.  If you are a home buyer still sitting on the fence, I can run a good faith estimate for you showing what a well-priced home will cost you today versus what it might cost you in the near future.
