List Price versus Sales Price Averaged 95% in Leon County 2009

Good deals in real estate are certyainly out there these days.  But even in this tough market, in Leon County they aren't the norm.  The percentage of sales price to list price is actually pretty high  - it was 95% for detached single family homes in Leon County last year.  That was 95% of the last sales price, noting that there may have been multiple reductions before a home finally sold. 

The best strategy for sellers is to price compellingly.  Ask your Realtor to pull some important stats for you.  Get the comparable sales for your area.  Look at pricing and condition.  Pull the supply of homes - anything over 6 months is too much.  Find the rate at which homes in your area are selling.  And, ask to see the specific percentage of sales price to list price in your area.  Finally, determine how much it costs to keep the house on the market each month.

Why Sell Today?

Here's the current thought . . . Realize that the price a homeowner can get for their home today is greater than it will be on May 1st.

Any buyer who is not in contract on April 30th this year will miss out on the Home Buyer Tax Credit ($8,000 for a first-time buyer and $6,500 for the move-up buyer). That does NOT mean houses will not sell after April 30th. It means that the buyer will demand a better price.

If you need to sell, sell now.

First Time Home Buyer Tax Credit

Thinking of buying your first home??  Don't miss the deadline of April 30, 2010, to get your new house under contract and receive the $8000 federal tax credit.  You must close by the end of June to qualify.  Tallahassee inventory is starting to decrease as more and more buyers take advantage of the tax credit.  The time to look is now. 

Need a bigger push?  Consider this - it is anticipated that sometime in the early summer, the federal government will decrease the amount of $$ sellers can contribute to a buyer's closing costs with an FHA loan.  FHA loans are most popular with first time buyers.  Rather than putting 10-20% down, FHA loan user's need only put in 3.5% of the sales price.  Right now, sellers are allowed to contribute up to 6% of the sales price as closing costs.  In most cases, that will cover the majority of your closing costs for a $160,000 home.  In the near future, we anticipate that contribution amount will decrease to 3%.  So, now is the time act!

FHA Update - Upfront Mortgage Insurance

FHA UPDATE:

PER FHA, THE DATE FOR THE NEW UPFRONT MORTGAGE INSURANCE TO INCREASE FROM 1.75% TO 2.25% WILL BE APRIL 5, 2010. ANY FHA CASE NUMBERS ORDERED FROM THAT DATE FORWARD WILL BE SUBJECT TO THE INCREASED PREMIUM.

First Time Home Buyers - Deadline for $8000 is Dec. 1, 2009

Don't forget, in order to get the $8000 First Time Home Buyer Tax Credit, you must close BEFORE Dec. 1, 2009.  It can take over a month to find just the right house.  Then, plan on at least 3-4 weeks to complete the closing process of inspections, final loan application, appraisals, title work, etc.  Any obstacles or challenges will make the process more lengthly.  Ideally, buyers should have their potential home under contract well before mid October.   

If you are planning on taking advantage of this federal benefit, now is the time to start looking before the final rush and push of buyers.  First-timers are most often looking in the $100,000 to $200,000 range.  Even in this market, the best homes in this price range go under contract quickly.  Allow yourself a week or two to see everything on the market that meets your criteria - all the inventory on the shelf.  If you don't find the right house, you'll need to wait for new inventory.  Then, be sure to see any new listings quickly - you and your realtor will want to be the first ones in for a viewing.   It is a balance . . . be sure to give yourself plenty of time to find the right house, but don't hesitate waiting for something better if the right one comes along.

Good news!  According to our local Tallahassee paper, residents of Leon and Wakulla counties were recently added to the list of counties where people who suffered damages related the our spring storms and flooding can now apply for assistance.  Register with FEMA for individual asistance by calling the Registration & Helpline at (800) 621-FEMA (3362).  You can also apply online and check your assistance status at www.DisasterAssistance.gov.  If your home was affected by the heavy rains and/or flooding, be sure to give FEMA a call today!

Buying a Home in Tallahassee - try a USDA or Rural Development Loan

If you are dealing with limited funds, a great way to buy a home in the Tallahassee Area is to consider looking in our more rural areas. Special loan types, including the USDA Loan, are available if you are willing to purchase in qualifying rural areas.

While rural sounds like big farm country, you would be surprised to see the neighborhoods that qualify. A great portion of Killearn Lakes, an established neighborhood in one of Tallahassee's best school zones, qualifies. Parts of Autumn Woods, Russell's Pond and other northwest neighborhoods qualify, as do some neighborhoods down popular Buck Lake Road. All great places to live in Tallahassee!

The greatest advantages to the USDA or Rural Development loans when purchasing a Tallahassee home are: very, very little money down and no PMI or mortgage insurance. There is a funding fee, which can be financed into the loan.

There are new USDA Rural Development Income Limits which are specific to different counties and areas. The new income limites for Leon, Jefferson and Gadsden County Florida are $71,450 for a 1-4 person household size. Or, $94,300 for a 5-8 person household size. In Wakulla and Bay Counties, the income limit is $70,750 for a 1-4 person household size. Or, $93,400 for a 5-8 person household size. These numbers are based on the adjusted gross income of the qualifying family and includes all household incomes for applicants and non-applicants. Your qualification is best determined by a trusted lender and these new income limits should be verified with a lender. Again, this program is only if you purchase in qualifying areas.
