Good deals in real estate are certyainly out there these days.  But even in this tough market, in Leon County they aren't the norm.  The percentage of sales price to list price is actually pretty high  - it was 95% for detached single family homes in Leon County last year.  That was 95% of the last sales price, noting that there may have been multiple reductions before a home finally sold. 

The best strategy for sellers is to price compellingly.  Ask your Realtor to pull some important stats for you.  Get the comparable sales for your area.  Look at pricing and condition.  Pull the supply of homes - anything over 6 months is too much.  Find the rate at which homes in your area are selling.  And, ask to see the specific percentage of sales price to list price in your area.  Finally, determine how much it costs to keep the house on the market each month.
